CB Richard Ellis appointed to market the Explorer and Espace Buildings

CB Richard Ellis (CBRE) was selected by the French multinational company to market the Espace and Explorer office buildings, designed by the renowned Architect Mário Sua Kay. These new buildings, comprising approximately 10,000m2 and 4,968 m2, respectively, are located at Parque das Nações In Lisbon.

The Espace building was designed to offer complete freedom of movement. Comprising around 10,000 m2 of gross construction area above ground, the building allows for areas varying from 950m2 to 2,440m2 per floor. This new building with 250 parking spaces was designed for companies areas that value quality, aesthetics, comfort and that wish to pass on an image of solidity and modernisation.

Through the rigorous construction design used, the building benefits from two factors essential for a high quality working environment: natural lighting and space, achieved by the absence of interior columns, modular facility, and configuration of the façade, permitting more contact with the exterior. The three perpendicular bodies connected via a central axis emphasise communication between the company and inter-departmental relations, functioning as an area were ideas and synergies are exchanged.

This glass box type building represents a working environment filled with natural light and benefits from a clear view of the Alameda dos Oceanos and the Tagus river, offering a series of exterior patios, green areas, and public areas, significant qualities improving the quotidian working atmosphere of a company headquarters.

The Explorer building totals around 4,968 m2 of gross area, 4 office floors and 108 parking spaces, as well as a day-care nursery. It has a strong architectural presence, reflected in the materials and in the construction solutions used. The building is extremely modern, of high aesthetical quality and originality.

Like a crystal cube, doted with several colourful areas, the entrance hall stands out, with its exterior patio shape, characterised by a quadruple floor to ceiling height of almost 21 metres, and by the presence of a central stairway and the noble materials used.

The Espace and Explorer are presently under construction and to be completed in 2010. These buildings will become part of the successful portfolio of Bouygues Imobiliária, responsible for the development of Torre Fernão Magalhães, Mar Mediterrâneo, winner of the Oscar for the Top Office Building in 2008 as well as the Jornal Construir Award, and Mar Vermelho, all located at o Parque das Nações. Espace and Explorer were acquired by the property fund Pramerica Real Estate Investors in February 2008.
