PROPERTY MANAGER (Offices)

SUMMARY OF POSITION:

CBRE Portugal is looking for a Property Manager that will be responsible for a portfolio of Office Buildings and Logistics assets in the Lisbon region.

The candidate should be able to manage all aspects related to the asset, namely service providers (Maintenance, Cleaning, Security), condominium meetings, service charges distribution, leases, tenant relationship marketing plans, budgets (opex and capex), refurbishment and repair/maintenance works, health and safety, leasing agents, among others.

The candidate should have excellent inter-personal and communication skills. In this role, the candidate will deal on a daily basis with the Landlord (CBRE client), tenants, lawyers, CBRE back office support and other departments.

The candidate will be responsible for managing every aspect of the asset under management, including reporting, and will work closely with other Asset Service Dept. team members targeting the asset’s value increase.

The candidate will be responsible for the daily operation of the asset and will assist the Landlord in the long run strategy definition.

In this function, the candidate will have advancement opportunities in a CBRE strategic line of business that is growing rapidly as well as the possibility to participate in international projects.

DUTIES AND RESPONSIBILITIES

  • Work closely with the technical department to ensure building facilities are operating properly.
  • Deal with tenant queries and claims.
  • Manage leasing agents to lease vacant areas in order to achieve maximum occupancy.
  • Manage existing leases and monitor tenant contractual obligations.
  • Regular reporting to the Landlord.
  • Producing, controlling and presenting service charges budget and investment plan.
  • Guarantee a smooth and controlled operation of the building and meet tenant expectations.
  • Assist the Landlord in the asset strategy definition;
  • Obtain Landlord approval to proposed decisions or recommendations and manage the approval process.
  • Control and ensure compliance of every service contract Service Level Agreement.
  • Ensure safety, health and environment regulation compliance, following appropriate procedures.

1. Client Liaison

  • Develop and solidify existing relationships with clients ensuring high satisfaction level. 
  • Identify opportunities for innovation, service development and cross-selling services.
  • Attendance at periodic client meetings and present reports and proposals.

 

2. Team Liaison

  • Understanding the services and objectives of the wider team and client and support these fully.
  • Collaborating with other parts of the business to enable CBRE to deliver a truly integrated solution to their clients.
  • Proactively look for ways to drive efficiencies for CBRE and its clients.

 

LIKELY PROFILE:

Previous experience in facility or property management and at least 5 years of working experience. Engineering, economics or management background. 

The candidate should have the personal qualities to demonstrate potential for further advancement, including leadership skills, business development skills, drive, commitment, client service perspective and strategic thinking. The ability to work as part of a team in a multi-cultural environment is crucial.

The candidate must have excellent written, verbal and presentation skills. Other requirements include strong IT skills (MS Office, MS Excel & MS PowerPoint). 

Candidate must be fluent in Portuguese and English (Spanish is highly desirable).

A CBRE Portugal pretende recrutar um/a Consultor/a para reforçar o seu departamento de Asset Services no escritório de Lisboa e, em particular, a área de Marketing de Centros Comerciais e Edifícios de Escritórios geridos pela CBRE.

DESCRITIVO DE FUNÇÕES 

As funções deste Consultor prendem-se, por um lado, com a prestação de apoio à área de Marketing do departamento de Asset Services da CBRE, no âmbito da sua atividade de gestão de Centros Comerciais e Edifícios de Escritórios. Por outro lado, este Consultor deverá ainda dar suporte ao departamento de Asset Services como um todo em diversas atividades e na preparação de estudos e propostas.

PERFIL

  • Licenciatura e Mestrado em Gestão ou Economia
  • Mínimo de 2 anos de experiência sólida na área de Gestão/Marketing
  • Aptidão comercial e interesse pela área de Marketing
  • Nível fluente de Inglês (falado e escrito)
  • Utilizador avançado de Excel, Word e Powerpoint
  • Excelentes competências analíticas

JUNIOR FINANCIAL CONTROLLER| M/F | LISBOA

SUMMARY OF POSITION

CBRE Portugal is looking for a Junior Financial Controller to support the Finance department in Portugal. The role is based in the CBRE Lisbon office and may involve traveling throughout Portugal and occasionally abroad, to participate in learning sessions or CBRE conferences.

Working under the supervision of the CFO, the candidate will be supporting the finance department and will have the opportunity to increase its independency and undertake new approaches regarding the performance and outputs of the finance area in the company.

DUTIES AND RESPONSIBILITIES

  • Assisting with the implementation of management reporting and business control metrics;
  • Analyzing and preparing financial statements, including profit-and-loss statements, balance sheets, cash flow statements and statements of financial position;
  • Financial analysis to support business decisions;
  • Assisting CFO in monthly closing;
  • Preparing documents for internal and external audits;
  • Audit support;
  • Assisting with the preparation of regulatory reports in compliance with regulations and instructions;
  • Assisting with budgeting.

PROFILE

  • Masters in Management or Economics;
  • 2 years of previous work experience, preferably in Big 4 environment;
  • Advanced User in Excel and strong MS Office skills (Word and PowerPoint);
  • English proficiency;
  • Knowledge of PRIMAVERA ERP preferred;
  • Strong analytical thinking and attention to detail;
  • Good communication skills - written and verbal.

QUALITY, SAFETY AND ENVIRONMENTAL MANAGER - (M/F) LISBON

SUMMARY OF POSITION

CBRE PORTUGAL is looking for a Quality, Safety and Environmental Manager to join its Asset Services department, reporting directly to the Asset Services Director.

DUTIES AND RESPONSABILITIES 

• Analyse, draw and assist in defining the business processes and procedures to best serve CBRE clients and in the most efficient way;

• Draw and assist in defining safety and environment procedures;

• Manage the quality and procedures system;

• Assist in implementing procedures and define controls to monitor their application;

• Assess legal compliance of the real estate assets under management;

• Manage Quality, Safety and Environmental certification systems;

• Perform audits to the assets under management and to the procedures.

LIKELY PROFILE

The candidate must have a college degree preferably in Engineering, Management or Economics, and a certified “Técnico Superior de Ambiente, Segurança e Higiene do Trabalho” is preferred. The candidate must also have at least 3 years’ experience in a similar position, as well as demonstrated knowledge of implementing and managing quality systems. Safety and environmental regulations knowledge is essential. Direct experience dealing with regulatory agencies, as well as experience working in construction and/or facility maintenance and management is preferred.

The candidate must also have: 

• Excellent written and verbal communications skills.

• Strong organizational and analytical skills

• Ability to provide efficient, timely and reliable service to customers. Ability to effectively present information. 

• Knowledge of financial terms and principles. 

• Ability to comprehend, analyze and interpret complex documents. Ability to solve problems involving several options in situations.

• Decisions made with thorough understanding of procedures, company policies and business practices to achieve general results and deadlines.

• Capacity to adapt

• Level of English: Very good (needs to be able to have regular phone calls, read and prepare documents in English); knowledge of Spanish will be a plus.
